FAQ
1. do you accept pets?
Yes! We accept pets at nearly all of our properties. We do however require a one-time pet fee. Please inquire with the leasing office for more details.
2. What are your leasing requirements?
We predominantly check to ensure all tenants have adequate income and no evictions. While we consider credit scores, exceptions can be made for tenants with steady work and no prior rental issues. If you are uncertain, please ask our office about your situation prior to applying.
3. Do you accept section 8 or other housing assistance programs?
Yes, please inquire with the leasing office to see which properties are eligible for Section 8 housing (not all complexes eligible).
4. What utilities are provided?
Utilities vary property to property, it is best to check our "Current Vacancies" page for information on each property and what is included. The majority of our properties offer High-Speed Wi-Fi so tenants can work from home as well as stream TV.
5. Are your properties safe?
We like to think all of our properties are built as safe as possible. Not only are they all completely gated with 24/7 security surveillance systems, but we also have partnered with Protective Force International (PFI), a full-service security company. PFI offers around the clock emergency and non-emergency services and with their offices located Downtown (they are also one of our tenants!), response times are rapid. Las Vegas Metro works directly with PFI as well so we know our tenants are receiving the best security services. All of this just so we can ensure our Tenants with peace of mind.
6. do you do pest control?
Yes! We do monthly pest control at all properties, which consists of spraying the exterior of the property. Any tenants wanting special attention for their unit just needs to ask and we will schedule to spray the inside of your unit too. Our pest control is safe for pets and kids so tenants can rest assured knowing they are not being put at risk.
7. Do you allow subletting?
We do not allow subletting. Any tenants found to be subletting will be in violation of their lease and will be fined and/or evicted.
8. Do you accept corporate leases?
We do not accept corporate leases.
9. What is your lease term and do you accept month-to-month leases?
We generally do 6-month leases for all of our units with the ability to renew thereafter. We find this gives our tenants flexibility. We do not accept any shorter lease terms or do month-to-month leasing.
10. Can I break my lease early?
A lease termination is possible with a lease break fee equivalent to two months' rent plus a written 30-day notice to vacate.
