KLA Capital focuses on investing in well situated properties requiring extensive remodeling and construction, and currently ranks as the second highest property owner in downtown Las Vegas. Through our work with KLA Construction & Development, Inc., KLA Capital is able to bring empty land parcels or older properties back onto the market with a modern or traditional style that caters to all types of tenants. Our residential portfolio consists of apartment complexes ranging from triplexes to 140+ unit communities with unit sizes ranging from studios to three-bedroom apartments that can fit a family. All of our properties come with the most up to date and modern finishes and, with our extensive detail to maintenance and upkeep, we strive to keep our properties feeling new. Commercial properties in our portfolio include offices, wedding chapels, restaurants, breweries, and industrial spaces, among others.
KLA's caliber of work has been heralded by City of Las Vegas Mayor Carolyn Goodman as "absolutely magnificent" and awarded several grants by the Las Vegas City Council. We made it a priority with fully gated properties, 24/7 security surveillance, and a direct partnership with the most prominent security company in Downtown Las Vegas, Protective Force International (PFI). Our Tenants know in an emergency situation they can reach out to PFI and have a trained and armed officer at their door within minutes to assist. (We are proud to add we even assisted with relocating PFI to the Downtown area and into one of our buildings so officers don't have to go far if dispatched.)
YOU WANT TO HAVE ALL THE MODERN FINISHES OF AN UPSCALE HOME?
We put everything and more into our building trims. We don't just buy properties and do lipstick-on-a-pig renovations. Our founder is also a General Contractor, so no corners are cut nor expense spared. If you rent with us, you can expect stainless-steel appliances, tile floors (no cheap carpet), tile showers, quartz countertops, and glass shower doors, among other features. We make sure our properties are the best in the Downtown area.

Our properties are our babies; we don't leave them neglected. Each maintenance request is documented and addressed as soon as possible. We aim to maintain our properties in the condition they were on the day construction was completed.

We have directly assisted, planned, and run Downtown school beautifications, Back-to-School Drives, Christmas Drives, and other events in our Downtown Las Vegas community. We aren't new to the neighborhood, and we care about seeing Downtown as a whole uplifted.

We didn't form KLA with the mission of being your ordinary landlord who charges exorbitant rates and hikes up rates whenever possible. Our goal is to get the best tenants and keep them, and we know that means charging fair rates and keeping them there so that our tenants choose to stay with us. With a retention rate of 94%, we'd like to think our tenants are happy at our properties. As an added benefit, our leases can be signed for anywhere from 6 - 12 months and go month-to-month after so you have flexibility.
